CLOSED: behind a locked gate with no legal access (insurance/access), and RMHPA lists no good legal access - do not fly without permission. Works in NW-to-N wind; the nearby Williams/Ute Peak range adds lift in W/NW. High-altitude thermals, Colorado overdevelopment risk, and lee rotor if the wind backs behind the butte.
